Lillestrøm - Nesa Nord
Urban LINK is working on an urban development project assigned by Saint-Gobain and other landowners at Nesa North, just south of the centre of Lillestrøm. The area is about 145 acres, and within walking distance to the train station. The objective of the project is to create an attractive urban district based on progressive principles of sustainable housing in green neighbourhoods.
Lillestrøm is defined as 1 out of 6 regional cities in the “city circle” where the future urban densification around the capital will be located. Lillestrøm is particularly well placed in order to create an environment-friendly city thanks to well-developed public transport hubs around the train station and with a continuous flat topography suitable for walking and cycling. For a long time the municipality has focused on the expansion of a cycle path network, which has given the city the award "the Cycling City of the year" the past few years.
Urbanization in Skedsmo municipality, however, has followed a more dispersed pattern where Strømmen and partly Kjeller has seen stronger growth based on new trade and commercial establishments. This has had consequences for Lillestrøm who have lost attractiveness as a trading place and workplace. Large, city-centre transformation areas along the river front facing Nitelva is still a backside more than an attractive district with urban character and densification. The historic downtown north of the station, surrounded by villa buildings with low density, require that Lillestrøm centre get increased critical mass of housing and jobs in the south to become attractive again as an environmental city-centre. This makes "Lillestrøm south” a great area for potential development. With walking distance to the city centre and the railway station close by, this area can be developed as a natural extension of the centre based on new urban neighbourhoods and commercial areas.
Urban Link is committed to develop Nesa north to a sustainable pilot for Lillestrøm. The development will take place in several stages and recruit other important developments in the area (for example the AHUS-train, development of the river front facing Nitelva and future transformation of Nesa Southern area). The vision is to create a district with attractive urban neighbourhoods based on walking and cycling. The area is located in the transition between the urban structure in west and “Scandinavias Amazon” to the east where the river meanders through the protected landscapes. The estuary of Leira and Nitelva forms a beautiful wetland that make up Scandinavia's largest inland delta with great possibilities for boating and swimming. The flat landscape is ideal for developing the bicycle-town Lillestrøm. At Nesa we believe that the best area to live is in the tangency area between urban city environments and lush natural areas. We imagine that at Nesa the day begins with a walk down to the Nitelva-river for a morning swim before you walk down to work downtown or jump on the train to Gardemoen.
