Kv. Klyvaren II and III is a part of a larger building in the heart of Malmös Västra Hamnen.
The project consist of two parts; a housing volume and a commercial volume with business spaces and health clinic. Both volumes are designed to complete the surrounding buildings and fullfill the streetscape facing Esplanaden and Varvsparken.
The commercial building has a simple expression and a slightly terraced structure. The facade is in black tile with a subtle integrated solar shading. Due to the characteristic colour and simple shape of the building, its expression is at once striking and restrained.
The building is designed with a common lobby and reception on the ground floor and a communal roof terrace. The separate business spaces are 171-445 m2 or larger, as it is possible to connect several floors by internal staircases.
The housing volume also have a simple expression, with bright almost white tile and a penthousefloor clad in wood. The apartments varies in size from 80-110 m2. All are lit from both sides and have a private balcony or terrace. In addition, there is access to a common courtyard with playground and recreational areas.
Approximately 2,470 m2 commercial area + 1,670 m2 housing + 1 200 m2 underground parking, shared by the entire building block.
